Newport Overlook is pursuing a sale-centered restructuring, with the marketing process now running toward an August 19, 2026 bid deadline and an August 26 auction. The property owners association entered Chapter 11 through its December 17, 2025 voluntary petition Dkt. 1 after reduced collections of maintenance fees and assessments strained its ability to meet property-maintenance and operating costs. The case has since moved onto a liquidation track built around a court-authorized asset sale. The debtor’s May operating report underscores the limited ongoing activity supporting that process: it reported $0.60 of receipts, $16,856.70 of disbursements, approximately $999,124 of month-end cash and approximately $548,038 of receivables, largely maintenance fees due from owner accounts, in its monthly operating report Dkt. 196. In July, the debtor extended the sale timetable through its notice of modified sale schedule Dkt. 198, leaving the bid and auction dates as the principal near-term milestones.
